Everyone thinks selling in this market is a walk in the park. Snap a few photos, slap them online, and wait for the bidding frenzy to begin. Easy money, right?
Wrong.
Yes, homes are selling fast. But fast doesn’t mean your agent did a great job. Just because it sold in three days doesn’t mean you got top dollar. The first offer isn’t always the best. It is just the first person to show up with a pulse and a pre-approval. And right now, sellers are cashing out too early because they think “quick” equals “clever.” It doesn’t.
Getting the best result isn’t about luck or timing. It is about knowing how to work the market like a pro. The smartest agents out there know one simple truth: the best way to sell a home in this climate might be to start without a price.
That’s right, no price at all.
It sounds risky, but it isn’t. In a fast-moving market, slapping on a number too soon is like putting a ceiling on your own success. The moment you name a figure, you limit what buyers imagine your property could be worth. You give them a finish line when what you actually want is a race.
The psychology of no price
Going to market without a price isn’t risky, it’s strategic. It lets buyers reveal what they’re truly willing to pay, and right now, that’s often more than you expect.
Smart agents know how to turn curiosity into competition, building anticipation so that, when the doors open, buyers are already fighting for it.
Name a price too soon, and you lose the crowd before the show even starts. My job isn’t to make it easy for buyers, it’s to get sellers the best result possible.
The Art of Buyer Obsession
Selling a home isn’t about photos and luck, it’s about psychology. Real marketing uses light, framing, and storytelling to get buyers emotionally hooked before they even step inside. When they do, it hits them: the smell, the light, the feeling. Suddenly, it’s not just a home; it’s the one, and that’s when the real competition begins.
Playing it safe is for amateurs
Playing it safe might feel smart, but it’s the quickest way to undersell your home. In a sellers’ market, safe is the enemy; price guides are training wheels, and training wheels don’t win races. The best agents know how to build energy, create pressure, and spark that healthy sense of urgency that drives record results. They are not listing homes, they are running campaigns that make buyers panic about missing out. That is when the big numbers appear.
The takeaway
Crossed fingers do not sell homes. Strategy does.
If your agent doesn’t understand buyer psychology and knows how to build heat and have the confidence to run a professional strategic campaign, then why are you paying them the big bucks?
It’s like asking your local GP to perform brain surgery sure your GP knows a bit about everything but are they a specialist?
Because the sellers getting the best results right now aren’t crossing their fingers, they’re hiring specialists who know how to play to win.
